"My job isn't to tell you whether to buy or rent — it's to make sure that whichever answer you reach, you reach it with the full ledger in front of you."

— Tom Graneau

What you'll learn

What you'll be able to do

  • Calculate the true, all-in cost of homeownership — including mortgage interest, taxes, insurance, maintenance, and opportunity cost — not just the purchase price.
  • Distinguish between home equity accumulation and genuine financial independence, and explain why the two are not the same thing.
  • Apply a structured buy-vs-rent framework to any housing scenario using your own income, savings, and investment assumptions.
  • Identify the hidden capital traps that keep equity-rich households cash-poor, asset-illiquid, and financially inflexible.
  • Evaluate strategic alternatives to conventional homeownership — including renting-and-investing, downsizing, and debt-free purchasing — against your personal wealth-building timeline.
  • Build a personalized Housing Decision Blueprint that aligns your housing choice with your long-term financial independence goals rather than cultural expectations.

Who it's for

Is this you?

The Equity-Rich, Cash-Poor Homeowner

She's been in her home for over a decade, her Zillow estimate looks great, and yet she feels financially stuck — this course names exactly why, and shows her what to do about it.

The First-Time Buyer on the Fence

He has a pre-approval letter and a supportive agent but a quiet sense that he's about to make a decision he doesn't fully understand — HOMESICK gives him the framework to evaluate it honestly.

The Renter Tired of Being Told She's Wasting Money

She's heard the "throwing money away" line one too many times and wants the rigorous counter-argument — and the tools to decide for herself whether buying actually makes sense for her numbers.

The Mid-Career Professional Rethinking the Upgrade

He's comfortable in his current home but feels the cultural pull to trade up — this course helps him run the real math on what that next purchase would actually cost his future self.

The Pre-Retiree Weighing a Downsize

She wants to understand whether unlocking home equity through downsizing could accelerate her path to genuine financial independence — and how to evaluate it without leaving money on the table.

The Analytically Minded DIY Planner

He manages his own investments, reads financial commentary critically, and has always suspected the conventional homeownership narrative was missing something — this course is built for exactly that suspicion.

Tom Graneau

Tom Graneau

If you've picked up this course, there's a good chance something has been nagging at you — even if you haven't quite named it yet.

Maybe you've been a homeowner for years, you've watched your equity grow on paper, and you still feel financially stuck. Maybe you're renting and getting pressure — from family, from friends, from your own instincts — to "stop throwing money away." Maybe you're staring at a mortgage pre-approval letter and something about the number doesn't sit right, even though everyone around you is telling you to be excited. That feeling deserves a serious answer. That's why I built HOMESICK.

Here's what I've come to understand: most people approach housing decisions with one question — "Can we afford this?" And most of the time, they get an answer to that question from a lender, a real estate agent, or a rule of thumb about income multiples. What they almost never get is an honest answer to the more important question: what will this house prevent our money from becoming? Those are not the same question. The first tells you whether you can carry an obligation. The second tells you whether carrying it is wise. I wanted to build a course that takes the second question seriously — that gives you the analytical tools to actually answer it with your own numbers, your own timeline, and your own definition of what financial independence means to you.

HOMESICK is not a polemic. I am not here to talk you out of buying a home or to romanticize renting. What I am here to do is show you the full ledger — the mortgage interest, the taxes, the insurance, the maintenance, the transaction costs, the capital tied up in equity that cannot compound elsewhere — and teach you how to build that ledger yourself. I want you to understand why equity accumulation and financial independence are not the same thing, and why that distinction matters enormously for how you structure your financial life. I want you to be able to run the buy-vs-rent comparison on your own assumptions rather than someone else's, and to walk away with a Housing Decision Blueprint you actually trust.

None of this requires a finance degree. It requires intellectual honesty and the willingness to question a script that most of us inherited rather than chose. If you bring that, the course will meet you with the rigor and respect that question deserves.

I'm glad you're here. Let's look at the real numbers together.
